Gutter & Valley Cleanout
Leaves and pine needles collect in valleys and behind chimneys, hold water, and wear out the shingles underneath. The contractor clears valleys and the roof surface by hand or with a blower, scoops the gutters, flushes the downspouts, and checks that water drains away from the foundation. Overflowing gutters can push water behind the drip edge and soften fascia boards over time.

Moss & Algae Soft Wash
A soft wash uses a diluted cleaning solution applied at garden-hose pressure, then lets it work instead of blasting the surface. Heavy moss is brushed off gently once it dies back. Shrubs below the eaves get rinsed and protected from runoff. Results on algae streaks often show over a few weeks of rain, not the same day.

Zinc or Copper Strips
To slow regrowth, a contractor can run a zinc or copper strip along each slope just under the ridge cap. Rain washes a small amount of metal ions down the roof, which discourages algae and moss. The effect weakens on long slopes, and they work better at prevention than at killing established moss. Algae-resistant shingles use a similar idea with copper-coated granules.

Flashing & Fastener Resealing
Exposed nail heads on ridge cap, vent flanges and flashing are sealed when a roof is installed, and that sealant gives out long before the shingles do. The contractor scrapes off cracked old caulk, reseals with a roofing-grade sealant, resets backed-out nails, and replaces neoprene pipe boots that have split. Cracked boots are one of the most common sources of slow attic leaks.

Limb Trimming & Attic Checks
Overhanging limbs scuff the shingles, shed debris, shade the roof so moss grows, and give critters an easy way up. Many roofers trim small limbs back from the roofline and recommend an arborist for larger ones. In the attic, they look for blocked soffit vents, bath fans dumping humid air into the attic instead of outside, and frost or mildew on the sheathing.

Maintenance Plans & Commercial Drains
Many independent roofers set up recurring visits, typically spring and fall, with a written condition report after each one. On low-slope commercial roofs, plans focus on clearing drains, scuppers and gutters so water does not pond, and on checking seams around rooftop units. Plan terms come from the contractor directly, so read what is included.
